Navigating Auction Property sales and purchases with confidence
Expert legal support navigating the unique challenges of buying or selling property at auction.
Auction property transactions can be fast-paced and demand precision to avoid pitfalls. Whether you’re a buyer or seller, understanding the legal requirements before auction day is essential. At Pinney Talfourd, we combine significant property law expertise with a personal, proactive approach.
For Buyers we would always advise a thorough investigation of title prior to committing to a purchase.
Most Auction Lots come with an Auction Pack, that includes many of the documents to be found within the draft Contract Pack supplied by a Selling Lawyer in a traditional sale. The difference here is that whilst the traditional route then has several weeks, if not months to peruse and raise enquiries/investigate, once the hammer falls and you are the successful bidder, you are buying that Property outside of very specific and unusual scenarios.
We will review the Pack prior to Auction and give you the best information possible at that point for you to make an informed decision. We will assist with raising any enquiries through the Auction House, but often this proves difficult and you’re obliged to proceed with the information available.
For Sellers we can prepare the Auction Pack and include the correct information to ensure the Lot has the most interest possible on the day of Auction.
For Sellers and Buyers, we can assist once the Auction is over, with the legal procedures for Completion, usually 20 working days after Auction itself.
