Right to Manage (RTM) FAQs
We understand you might be looking for answers, so we’ve compiled a list of frequently asked questions to help get you started.
Buildings with just two qualifying flats can be eligible for the RTM.
Following a change of law in March 2025, the non-residential (e.g. commercial) internal floor area can be up to and including 50% of the whole building.
At least 50% of the qualifying tenants in the building need to be part of the RTM process, though if there are only two qualifying tenants in total, both need to be part.
Yes, it is a requirement to use a company for the RTM process.
These are specified under the lease and include: services, repairs, maintenance, improvements, insurance, and management. Management functions obtained by the RTM company do not extend to any flats that are vacant or let to short-term tenants, or any commercial units. Management functions do not include management of any facilities shared with buildings not part of the RTM application.
